Special character area for
Gibbston
Acting as consultants to
viticulturalists and other Gibbston landowners NMA advised of
the planning processes to achieve a 'Special Character' zone for this
prestigious Central Otago Wine growing area.
Based on technical research of frost frequency, and other soil/climatic
attributes specific planning measures were promoted for inclusion in
the Queenstown Lakes District Plan: via community discussions,
formal submissions to council and expert evidence.
The planning measure covered long-term productive management,
and incorporated a 'right to farm' philosophy. They also addressed
protection of heritage resources, subdivision, and development
densities.

Subdivision
for lifestyle development
NMA is often asked
to advise clients about the development potential of rural properties,
and
to prepare plans and permitting documents for subdivision. projects
range
in size from 5ha to 100ha plus - in various Queenstown, Lake Taupo
and Wellington localities: and to design for individual lifestyle
blocks to small settlements.

Gibbston
Valley Winery Cellar cave
A 400m2
cellar cave, restaurant and carpark extensions were constructed by Gibbston Valley
winery in 1994. The cave provides underground barrel fermentation
storage
in keeping with an age-old tradition while at the same time allowing
energy efficiencies in the hot summer climate, and is an important
Central Otago visitor destination. NMA provided architectural design
input and all planning and land use resource consent documentation
for the project.

Martinborough
subdivision
For a proposed rural
subdivision on the outskirts of the Martinborough township NMA was
asked
to clarify and facilitate resolution of concerns relating to possible
earthquake faulting, site suitability implications and building setback
requirements. Liaison between client and local authority, other
jurisdiction.

District
Plan analysis
To aid understanding
of what the pattern of future development in Queenstown and the
Wakatipu Basin would be, NMA analysed the implications of proposed
development controls for buildings (scale and mass), subdivision
(density), and for landscape protection (visual amenity). Expert
evidence was prepared covering the implications of District Plan
proposals to individual landowners, noting future patterns of
settlement and effects to landscape and built environments.

Allison
properties, Gibbston
Masterplans were
prepared
for three rural Gibbston Valley properties of 9 ha, 0.9 ha and 2.2 ha
respectively. The concept included areas for grape plantings based on
thermal gradients, contours and frost incidence, solar chart,
dwellings' placement and design and landscaping proposals. Historic
stone croft ruins of miner's cottage on two of the properties dating
from the 1880s were preserved and incorporated into the proposal.
In addition to design proposals, the practice carried out historical
research, completed environmental and heritage documentation, prepared
schematic architectural plans and obtained all necessary resource
consents for development.
