Lifestyle subdivision
for a 17 ha rural property into three allotments, two for existing
dwellings and a third for sale. NMA provided the documentation
for development and resource consent approvals including placement for
proposed new residential buildings and landscape planting.
Environmental issues addressed included those of rural density and
settlement, landscape development, and vehicle egress to a limited
access State Highway. All necessary consents were obtained to
create the additional titles and three dwellings.

Fort
Dorset feasibilities
Concepts for several
residential density options and cost estimates to enable evaluation to
tender process stages. Considerations included site development as
integrated within distinctive street grid and Seatoun Village settings,
and to promote public accessibility to coastal foreshore and reserves.
The existence of spectacular harbour views, exposure to prevailing
winds, variable terrain, an earlier landfill within part of the site,
and placement of a new school site central to the land provided
particular environmental challenges within the 7.6 ha former Army base
site.

Consultation
Numerous NMA projects
involve assisting clients to understand and provide feedback on
development proposals by others eg on adjacent and nearby properties,
written approvals of affected persons, submissions to council, and
expert evidence eg Oriental Bay height limits, Wellington, overlooking
to apartment block, advice re written approvals of affected parties,
sunlight and shade effects to adjoining buildings.

Subdivision and
development concepts, plus resource consents and planning strategies
for large rural properties within the Wakatipu Basin. Examples
include the 110ha Bendemeer property located on a
plateau with outlook to Arrowtown, Lake Hayes, Coronet Peak, and wider
basin surrounds, and the 211ha Threepwood property at Lake Hayes.

Site
feasibility analysis
After assessing the
site, thermal gradients, sun orientation, shelter, heritage, existing
vegetation, NMA produced design concepts for Gibbston dwellings.
Analysis of early (gold mining) settlement patterns supported present
day proposals. Land use and development approvals were granted.

Urban
development feasibility studies
Many feasibility studies
have been completed providing architectural concept development and
sketch plans for urban environments to enable clients to ascertain site
potential and opportunities. NMA have produced many design concepts for
proposed Wellington commercial, retail, and apartment developments.

Submissions
on district and regional plans, expert evidence
Among numerous examples
of this type of project is expert evidence on an application for
residential zoning, Eastern Hills, Lower Hutt. Issues include structure
planning, development feasibilities, development plans and expert
evidence thereto, on behalf of residential, viticulture and energy
clients. Other projects include those related to Queenstown Lakes
District Plan, development in the Wakatipu Basin, Bay of Plenty, and
Hawke's Bay.
